Attic insulation is the fastest, cheapest energy upgrade most homes can make — and the SEAI grant covers a big chunk of it. Up to a quarter of a home's heat can escape through an uninsulated attic.

How the attic insulation grant works

The grant is paid per home and depends on your dwelling type. A registered installer carries out the work to SEAI's standard, you get a BER assessment afterwards, and the grant is deducted from your bill or paid on completion. First-time buyers and homeowners on qualifying welfare payments can claim a higher rate — the only measure where the first-time-buyer top-up applies.

Am I eligible?

Your home must have been built and occupied before 2011, you must use an SEAI-registered contractor, and a BER assessment is required after the works. You can combine the attic grant with other measures such as wall insulation or a heat pump.

How much is the attic insulation grant in 2026? +

It ranges from €1,100 for an apartment to €2,000 for a detached house (€1,400 mid-terrace, €1,500 semi-detached or end of terrace). First-time buyers and welfare recipients qualify for higher rates.

Do I need a BER after attic insulation? +

Yes. A Building Energy Rating assessment is required after the work is completed to release most individual SEAI grants, including attic insulation.

Can I do the attic insulation myself? +

No. To claim the SEAI grant the work must be carried out by an SEAI-registered contractor to the required standard.
